The real estate market…the hope lives

The third year the Real Estate market of Ukraine shows the increase of real estate operations though does not show the increase of property prices.

In 2008, the number of property operations decreased to 20% compared to 2007. In 2009 it got 27% in comparison with 2008. In 2010 the market has stabilized, moreover in the second half of the year the market began to act.

Just over 254 000 the sale & purchase agreements of flats and houses were certified by notaries in 2011, almost 12% higher than in 2010.

During the first half of 2012 the notaries of Ukraine certified nearly 177 000 real estate operations, most of which are the sale & purchase agreements of apartments and houses.

This number of operations amounted to 69% of the number of real estate transactions concluded throughout 2011 and is almost 2% higher than in the first half of 2011.

In Kyiv, where approximately 5-7% of the population of Ukraine lives, there is held 9% of all real estate transactions.

In particular, during the first half of 2012 Kyiv’s notaries certified over 17 300 alienation agreements of immovable property, of which almost 9000 are the sale & purchase agreements of residential property. The rest are the feoffment agreements, the exchange agreements and so on. These are 9% higher than in the first half of 2011.

In the first half of 2012 the number of transactions of alienation of land plots has increased. In particular, in Ukraine in general the notaries certified nearly 580 00 relevant agreements. This is higher than in the first half of 2011 by almost 8.6%.

These accounts should inspire the realtors with optimism.

Despite the lack of actual mortgage, the real estate market is alive and with the active financing is ready for increase.
